Challenge 1: Yes... the squatter (in the camper) called the fire department when we arrived and the cops on several occasions. The initial homeowner couldn't remove this squatter for 2 years! She was ready to leave this property and needed a way as she was old and grieving her late husband and didn't know where to begin. On top of all of this, the listing agent was having no luck in court getting this squatter removed and could not find a buyer for months!
Challenge 2: We had an out of state buyer that was tired of Oregon and was looking to relocate with his wife to raise his new born. The problem was the house risked being vacant and the possibility of a squatter takeover happening during the transaction. A majority of this process involved facetiming and trust but they were in love with the property. So many possibilities!
The previous homeowner fired her attorney, with our network of attorneys, we were able to expedite the courts to stop the charades the squatter was playing with us and made a deal with the squatter. The squatter still did not comply but a new evection was put into place.... so we carried on with our business.
We installed cameras everywhere, utilized our concierge team to move the previous homeowner 150 miles away, cleaned up the entire property and ensured our buyers did not have to deal with a squatter in-home. We got the squatter out! The new buyers plan to raise their new born and build their dream home on this beautiful lot!
